Once we receive an offer, or multiple offers, it is time to put a deal together with a buyer and open escrow. This negotiation can take a few days of going back and forth with counter offers as each party is competing for their top priorities. We take the art of representing you very seriously and possess additional negotiation training (CNE & MCNE designations) to help in this process.
The negotiation continues throughout the transaction as the buyer usually has 17 days to do their investigations, review disclosures and conduct their home inspection. This is called their contingency timeframe. These inspections nearly always yield items the buyer asks seller to fix through a repair request. Negotiating on your behalf comes into play to keep the buyer moving forward while protecting your interests.
Once we get through the buyers contingency timeframe and the buyer is committed, we begin our march toward the closing date when buyers loan funds and the county assessor records the deed in buyers name. There are numerous things we manage during this process to ensure we successfully get to the finish line, the file is legally compliant, an audit of the file performed, and a successful buyers final walk through.
